Rooftop Units (RTUs) in NYC: Service, Repair and Replacement Guide

A rooftop unit packs heating, cooling and ventilation into one cabinet on the roof. Here’s how RTUs work, which NYC, Westchester and Rockland buildings use them, the problems that cause most service calls, and how to plan repair or replacement.

What is a rooftop unit (RTU)?

Quick answer: a rooftop unit, or RTU, is a packaged HVAC system that holds the compressor, coils, blower, filters and controls in one weatherproof cabinet on the roof. It cools, heats (with gas, electric heat or a heat pump) and brings in outside air, then sends conditioned air down through ducts to the space below. RTUs are the standard system for many stores, restaurants, offices and low-rise commercial buildings.

Because everything sits in one box on the roof, RTUs are easier to service without entering tenant spaces, but they take the full force of weather, roof access rules and, at replacement time, crane lifts. For a broader look at commercial systems see our guide to HVAC system types and commercial HVAC services.

Which NYC buildings use rooftop units?

  • Retail storefronts and restaurants in one- to three-story buildings, where the roof is the only place for equipment.
  • Offices, gyms, medical offices and schools in low-rise buildings across the five boroughs.
  • Shopping centers and commercial strips in Westchester and Rockland, often with one RTU per tenant.
  • Mixed-use buildings where the ground-floor commercial space has its own RTU and the apartments above use other systems.
  • Common areas such as lobbies, corridors and amenity spaces in some residential buildings.

Common rooftop unit problems

  • Not cooling on hot days: dirty condenser coils, a failed condenser fan motor, a bad capacitor or contactor, low refrigerant from a leak, or a failing compressor.
  • Weak airflow: clogged filters, a worn or broken blower belt, a failing blower motor, or ductwork problems.
  • No heat: ignition or flame-sensing faults on gas heat sections, failed heat pump components, or tripped safety limits.
  • Stuffy space or high bills: an economizer or outside-air damper stuck open or closed.
  • Water inside the building: clogged condensate drains, or roof leaks around the curb where the unit sits.
  • Thermostat or building controls not responding: wiring, sensors, controller faults or setup errors.
Restaurant tip: kitchen grease and heavy outside-air loads foul filters and coils faster. Plan more frequent visits than a typical office would need.

Repair or replace an RTU?

Motors, belts, capacitors, contactors, controls, economizer parts and even compressors can often be replaced on the roof. Replacement starts to make sense when:

  • The cabinet, base or coils are badly corroded, or the heat exchanger on a gas section has failed.
  • The unit uses phased-out R-22 refrigerant and has a leak.
  • Major failures keep repeating, or downtime is costing the business more than the repairs.
  • The space has changed: a new tenant, more people or a new kitchen line the unit was never sized for.
  • Efficiency or emissions goals, such as Local Law 97 limits for larger buildings, favor a high-efficiency or heat pump RTU.

RTU replacement in NYC is a project, not just a swap. Plan for:

  • Crane lifts, which need permits, street coordination and often weekend or early-morning scheduling.
  • Curb adapters when the new unit has a different footprint than the old curb.
  • Roof and structural checks, electrical and gas connections, and landlord or building approvals.

Cost depends on unit size and type, heating fuel, crane and access needs, curb and duct changes, electrical work and permits. Request a quote and we will scope it on site.

How to maintain a rooftop unit

  • Change filters on a set schedule, more often for restaurants and dusty sites.
  • Inspect and replace belts, and check motors and bearings.
  • Clean condenser and evaporator coils and flush condensate drains before cooling season.
  • Test the economizer, dampers and outside-air controls.
  • Check gas heat sections for ignition, combustion and venting before heating season.
  • Inspect curbs, panels and roof seals for leaks and storm damage.

RTUs vs VRF, heat pumps and mini-splits

  • Heat pump RTUs: keep the same rooftop layout and ducts but heat with electricity instead of gas. See heat pumps in NYC.
  • VRF systems: one outdoor system serving many indoor units with individual control, good for multi-tenant floors. See mini-split and VRF systems.
  • Ductless mini-splits: useful for small add-on spaces, server rooms or offices the RTU cannot keep comfortable.
  • Ducted split systems: used when roof access or structure rules out a packaged unit. See ductwork services.

Frequently Asked Questions

What does RTU stand for in HVAC?

RTU stands for rooftop unit, a packaged system that holds cooling, heating, ventilation and controls in one cabinet on the roof and delivers air through ducts.

How often should a rooftop unit be serviced?

Most commercial RTUs should be checked at least before cooling season and before heating season, with filter changes in between. Restaurants and dusty sites usually need more frequent visits.

Do I need a crane to replace a rooftop unit in NYC?

Usually, yes. Most RTU replacements need a crane lift, which typically involves permits, street coordination and scheduling around the building and the business.

How much does RTU repair or replacement cost in NYC?

It depends on the unit size and type, the repair or equipment, crane and access needs, curb and duct changes, electrical and gas work, and permits. Request a quote and we will price your site’s actual scope.
